Hardwood Refinishing

Restore the original luster. Multi-step sanding, custom stain matching, and a clear coat that brings tired floors back to life — without the cost of full replacement.

Overview

Bring it back. Better than new.

Refinishing is the smart move when your hardwood is structurally sound but the finish is worn, scratched, dull, or simply not the color you want anymore. Instead of tearing it all out, we sand back to raw wood, apply your stain of choice, and seal it with multiple coats of premium polyurethane.

Most floors can be refinished several times across their lifespan. Done right, the result looks identical to a brand-new install — at a fraction of the cost.

Scope

What we refinish

Solid Hardwood Restoration

Full sand-down to raw wood, stain and seal. Most solid floors can be refinished 3–5 times in their life.

Engineered Hardwood Touch-up

Light sanding within the wear layer. We verify thickness before starting — usually 1–2 refinishes possible.

Pet Damage Recovery

Scratches, urine stains and worn paths from claws — sanded out and re-sealed for a fresh start.

Water Damage Repair

Cupped or stained boards replaced or sanded flat when possible, then blended into the surrounding finish.

Color Change

Light to dark, or dark to light. Sanding removes the old finish so we can take your floor in a whole new direction.

Buff & Recoat

An interim refresh — no full sand. We screen the existing finish and add a fresh top coat to extend its life.

Our Process

How refinishing actually works

01

Assessment & Prep

We move furniture (light items), evaluate the floor's thickness and condition, and seal off rooms with dust containment.

02

Multi-Grit Sanding

Three passes: coarse → medium → fine. Edges and corners hand-sanded so the whole floor reads as one surface.

03

Stain & Custom Match

We brush sample patches directly on your floor so you see the real color on your wood — then mix to match.

04

Finish & Cure

Three coats of premium polyurethane, with a light buff between coats for that glass-smooth final feel.

FAQ

Common questions

Can any hardwood be refinished?
Most solid hardwood floors can be refinished 3–5 times across their lifespan. Engineered hardwood is more limited — typically 1–2 times depending on the wear layer thickness. We measure before sanding so you don't risk going through the veneer.
How long until I can use the room?
Light foot traffic in socks: 24 hours. Pets back in: 48 hours. Furniture: 72 hours. Area rugs: 2 weeks for the finish to fully cure.
Will there be dust?
We use a HEPA-filtered dust containment system that captures about 99% of debris at the source. You should still expect a thin layer of fine dust on horizontal surfaces — we recommend covering electronics and closing cabinets before we start.
Can you change the color of my floor?
Yes — sanding removes the old finish and opens the grain, so we can apply just about any stain. Going light to dark is straightforward. Dark to light is possible but takes extra passes to fully strip the old color out of the wood.
